Modular Rooflight Overview
Our Bespoke Modular Rooflight is the ideal solution when you need to build around internal or external angles, like chimney stacks or adjacent walls.
It’s a flexible, made-to-order system that gives you the clean, frameless look of a large rooflight, without the hassle of transporting or installing a single oversized unit.
Each section is manufactured to fit your space, then connected on-site to create a seamless finish. It’s a smart way to get the performance and design you want, even in tricky layouts or larger openings.

Rooflight Specification
Technical Details
Our Modular Rooflights are designed to offer exceptional flexibility, accommodating unlimited spans. The width of the rooflight panels will determine whether additional structural support is needed. For wider spans, support may be required between each panel, while for smaller spans, the rooflight can be designed as a frameless structure, providing a clean and seamless appearance.
For maintenance rooflights, we can customise the design to meet specific load requirements, offering Class 0, Class 1, or Class 2 load ratings. This ensures that the rooflights are suitable for safe access and regular maintenance activities, while also providing the appropriate structural integrity for glazing in high-traffic areas.
Glass Specification for Modular Rooflight
All our rooflight glass panels are specified with toughened heat soaked outer panes and a laminated inner pane as standard.
The exact glass specification for your modular rooflight will depend on factors such as size, span, and load requirements.
The frameless structural silicone design is available up to 1500mm to the external kerb. For spans exceeding 1500mm, additional support will be integrated into the design.
Glass Options
-
Soft Coat Low-E
This is the minimum standard in all our rooflights, offering enhanced thermal performance and energy efficiency. -
Solar Control Glass
Ideal for areas with high heat exposure, this glass reduces solar glare and minimizes heat build-up inside the space. -
Satin Obscure Glass
Used for privacy glazing. Available with either a fully obscured surface or partial obscuration, depending on your preference. -
Tinted Glass
For those seeking a subtle colour tone, we offer grey or blue tints that can be integrated into our rooflight designs. -
Anti-Slip Acid Etched Glass
Commonly used for walk-on rooflights, this finish provides added safety through a slip-resistant surface.

Benefits of Modular Rooflight
This customisable solution eliminates the challenges of transporting and installing large, single piece rooflights in confined spaces.
By dividing larger rooflight designs into modular parts, fabrication, transport, and installation become easier and could lead to lower rooflight costs.
The laminated glass provides overhead protection, preventing glass from falling if broken, ensuring safety for those below and protecting furniture from damage.
While framed skylights may have a higher upfront cost due to their construction and energy efficiency features, they are generally more cost-effective in the long run.
The sleek design of the fixed rooflight includes a slim powder-coated frame and a flush glass panel, maximising the amount of natural light entering the room.
Frequently asked questions
Do you offer a site survey before installation?
Yes, we provide site surveys for more complex or custom installations to ensure accurate measurements and assess structural conditions. This helps us deliver a perfect fit and smooth installation process.
What information do you need to provide a quote?
To provide an accurate quote, we typically need the approximate dimensions, roof type (flat or pitched), preferred glass specification, and project location. Photos or drawings are helpful too.
What are the lead times for manufacturing and delivery?
Lead times vary depending on the complexity of the rooflight, but standard units typically have a lead time of 3–4 weeks. Custom or oversized units may take slightly longer.
Can you help with planning or structural requirements?
While we don’t manage formal planning applications, our technical team can provide detailed information on glass load, unit weight, and recommended fixing methods. This helps architects, builders, and engineers specify the correct structural support for our rooflights.
